Joe Cleage is the real estate broker of record for Porter, White & Company. Since joining the firm in 1981, Joe has been involved in a wide range of real estate development, leasing and financing projects. His expertise encompasses almost every facet of the real estate business: residential subdivisions; office buildings; office, residential, and resort condominiums; medical facilities; historic buildings; shopping centers; and apartment complexes.

In the development of residential subdivisions, Joe's expertise covers all project phases: identifying worthwhile properties; creating projections and forecasts; negotiating land sales and options; dealing with zoning issues; structuring partnerships; site layout and engineering; project financing; infrastructure construction and development; marketing; and sales.

Residential Subdivision Development: An example of Joe's work is Shook Hill Estates, in Mountain Brook, Alabama. In 1984, Joe overcame a series of obstacles that had stymied others to make this development a success. Obstacles overcome included negotiating with multiple trust and individual owners; solving complex water, sewer and drainage problems; and the development of private roads, public and private sanitary sewers, and public water on private property.

Shook Hill was developed as a partnership and was sold to the public as the first subdivision in the Birmingham market with all lots over $100,000. All the lots in the subdivision were sold within four months of the original offering.

In the early 1990s, Joe foresaw that Birmingham's next growth would come in an eastern direction and located property for Porter, White & Company's development in Trussville. The result was an 85-lot subdivision that sold out completely, meeting all budgets and forecasts.

Following completion of Pine Crest in Trussville, Joe looked north to the Gardendale area where Porter, White & Company developed Pine Meadow, an 85-lot subdivision now being successfully completed.

Diversity of Real Estate: Joe has also been involved in the development of professional buildings on the Baptist and St. Vincent's Hospital campuses; with the management and disposition of one of the area's larger malls; with the conversion of apartment buildings and professional office buildings to condominium ownership; and with the development and marketing of a variety of specialty real estate.
